Specialist business property adviser, Christie & Co, has announced the sale of Hill House Care Home near Malmesbury in Wiltshire to Bristol-based group, Cedar Care.
When the previous owners purchased Hill House Care Home via Christie & Co in 2008, it was trading as a boutique residential care home registered for 19, operating from a beautiful nineteenth-century property. The pair have since obtained planning for a state-of-the-art, extension and developed a 42-bed purpose-built wing which sits alongside the original period property on over 11 acres of beautiful grounds.
Following an open market sales process, the home has been sold to family-run care group, Cedar Care, who own other homes across Bristol, Bath, and Cheshire.
The previous owners comment, “We are proud of what we achieved since taking over in 2008, but it is time for new owners to take the helm at Hill House. We are delighted that Cedar Care will be the new custodians, and we wish them all the very best.”
The owners of Cedar Care, Ash and Minal Desai, comment, “Hill House really is a very special care home, and we are looking forward to continuing with the high-quality of care that is provided to its residents.”
Rob Kinsman, a Regional Director of Christie & Co, based in the Bristol office, who handled the sale, comments, “Having sold the business in 2008, it is pleasing to see our clients now able to retire from the sector and we would like to congratulate them for their contribution over the years. The sale to Cedar Care marks yet another exciting chapter in the group’s growth, and we have no doubt that Hill House will be in safe hands moving forward.
“We received multiple offers for Hill House and secured a figure substantially ahead of the guide price, underlying the strength of the market for quality care home assets and ongoing investor appetite for operational real estate.”
Legal advice for the vendors was provided by Lester Aldridge, and advice for Cedar Care was provided by Harrison Clark Rickerbys.
Hill House was sold for an undisclosed sum.
