Rangeford Villages, the award-winning living provider and operator, has announced that it has purchased a consented retirement village site near Oakley, Hampshire. The site has outlined planning permission for a 150-unit retirement village and sits as part of the wider picturesque Oakley Hall Estate, home to the Oakley Hall hotel and Oak Lodge care home.
Rangeford Villages intend to develop the site with a collection of state-of-the-art one-, two- and three-bedroom apartments, as well as two- and three-bedroom bungalows.
The Oakley development represents another milestone in Rangeford’s expansion, amid rising demand for high quality retirement living accommodation. In keeping with Rangeford’s full-service Integrated Retirement Community (IRC) model, the development will include first-class wellbeing facilities for owners, friends, family members and qualifying members of the public, with a fully equipped gym and spa which includes a swimming pool, sauna, steam room, and exercise studio.
The village will also have a restaurant and coffee shop with an outdoor terrace, a hair and beauty salon, treatment rooms, members lounge, and TV room.
As with other Rangeford villages, there will be extensive communal gardens with a village green, croquet lawn, boule court, plus fully landscaped gardens with raised beds for owners and a kitchen garden for the restaurant.
Discreet, personalised 24-hour care and support services will be available onsite through the village’s CQC registered domiciliary agency, Rangeford Care, solely dedicated to providing custom care packages for any owners who may need extra support.
Howard Nankivell, Rangeford CEO adds: “This latest acquisition forms part of Rangeford’s ambitious growth plans and its ongoing commitment to meet the demand for specialist retirement housing in the UK. We are looking forward to developing another first-class later living community, and we expect it to be a very welcome addition to the local area, providing a thriving village community for its owners to enjoy living life to the full.”
Octopus Real Estate is the Investment Manager responsible for Rangeford Villages and is a leading UK specialist real estate lender and investor. Once completed, it will be operated by Rangeford.
Kevin Beirne, Head of Retirement at Octopus Real Estate, commented: “This further investment in Rangeford is testament to the continued progress they have made in delivering retirement communities to the middle market of the highest quality, with strong customer appreciation underpinning our returns.”
Doug Jones, Land and Planning Director of Rangeford Villages, commented: “We are delighted to have successfully secured Oakley to add to our existing and growing portfolio of high-quality sites. We look forward to working with the established team at the Oakley Hall Estate along with our wider consultancy team to realise these exciting plans and to introducing Rangeford’s much sought after lifestyle-focused living to the over-60 community in and around Hampshire.”
The Oakley Estate and Oakley Hall hotel sit in a particularly scenic part of the Hampshire countryside, famed for its historic association with Jane Austen, who was a regular visitor during her childhood and used it as inspiration for a number of her novels. Ideally situated between the nearby towns of Basingstoke and Winchester, with numerous nearby transport links, the setting truly offers the best of both worlds.
The acquisition of the Oakley site, further expands Rangeford’s national footprint, which currently consists of five retirement villages across the UK: Wadswick Green in Wiltshire, Mickle Hill in North Yorkshire, Siddington Park in Cirencester, Homewood Grove in Chertsey and Strawberry Fields in Cambridgeshire.
